What's Regulated vs. What's Just Market Convention
Not every fee people cite for a Dubai property deal is actually fixed by law. Knowing which is which is the difference between a real cost estimate and a rough guess.

No — it depends heavily on how long you plan to stay, the purchase price relative to comparable rent, your mortgage rate, and the upfront transaction costs. Dubai's relatively high rental yields (rent-to-price ratios) often mean buying beats renting sooner than in many other markets, since renting builds no equity and buying costs mostly break even after the one-time DLD and agency fees are absorbed. But if you might leave in 1–2 years, the ~6–7% in one-time buying costs frequently isn't worth it. Run your own numbers above.
