How Much Down Payment Do I Actually Need?

These are the Central Bank of UAE's current loan-to-value caps by buyer type and property value. Off-plan property is capped at a flat 50% LTV for every category — the table below is for ready/completed property.

Loan amount is also capped two other ways

Even inside your LTV limit, the Debt Burden Ratio caps total monthly debt (including the new mortgage) at 50% of gross income, and lenders commonly won't exceed roughly 7 times your verified annual income. Either one can be the binding constraint before LTV ever is.

Registering the mortgage costs extra

The Dubai Land Department charges 0.25% of the loan amount plus a flat AED 290 admin fee to register a mortgage — separate from, and much smaller than, the 4% property transfer fee itself. Banks typically add their own ~1% arrangement fee on top.

Frequently Asked Questions

It depends on three things: your residency status, whether it's your first property or a second/subsequent one, and the property's value relative to AED 5 million. A UAE national buying a first home at or under AED 5M can borrow up to 85% (15% down). An expat in the same scenario tops out at 80% (20% down). Above AED 5M those caps drop to 75% and 70%.
