Flat Rate vs. Reducing Rate — Why It Matters

This is the single most common source of confusion in UAE personal loan quotes, and it materially changes what a loan actually costs.

Flat rate

Interest is charged on the full original loan amount for every month of the term, even though you're steadily paying the balance down. It produces a lower-looking headline percentage that isn't directly comparable to a reducing rate.

Reducing (diminishing) rate

Interest is charged only on the balance still outstanding each month, so the interest portion of your installment shrinks over time. This is the method the calculator above uses, and the one that reflects real cost.

A widely quoted rule of thumb among UAE consumer-finance sources: multiply an advertised flat rate by roughly 1.7-1.8× to estimate its reducing-rate equivalent for common short-to-medium terms. It's an approximation, not an exact conversion — always ask the bank directly which method its quoted rate uses before comparing offers.

Frequently Asked Questions

Using the standard reducing-balance amortization formula: EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12), and n is the number of monthly installments. This is the same method banks use to calculate the actual installment on a reducing-rate personal loan — each payment is the same size, but a larger share goes toward interest early on and toward principal later.
